Brennan Investment Group Acquires Three-Building, 439,600-Square-Foot Class A Industrial Portfolio in the Boise Market
Brennan Investment Group has announced the acquisition of a three-building, 439,600-square-foot Class A industrial portfolio in Nampa, Idaho, marking its entry into the growing Boise industrial market. The asset is fully leased and is considered an institutional-quality investment positioned for long-term value creation.
The three tilt-up industrial buildings, completed in 2023, are located minutes from Interstate 84 in Nampa, which is identified as the Boise area's largest and highest-absorbing industrial submarket. The site is located at the intersection of Franklin Road and Star Road, featuring 32-foot clear heights, ESFR sprinkler systems, and truck courts exceeding 130 feet.
Brian Roach, Managing Principal at Brennan Investment Group, stated, "This acquisition provides an outstanding opportunity to establish Brennan's presence in one of the fastest-growing industrial markets in the Western United States. The combination of modern Class A construction, full occupancy, durable cash flow, and limited near-term lease rollover made this an exceptionally attractive investment." Roach expressed confidence in the Boise market's potential for continued long-term growth.
Kevin Brennan, Co-Founder and Chief Investment Officer of Brennan Investment Group, emphasized the company's strategy of acquiring high-quality industrial assets in markets with strong economic fundamentals. Boise has been ranked number two among 55 large metro areas in job growth and regional GDP growth over a 10-year period. The city benefits from positive in-migration from higher-cost coastal states and significant investments from technology firms, including Micron Technology.
Brennan Investment Group, based in Chicago, focuses on the acquisition, development, and operation of industrial properties in major metropolitan markets across the United States. Since 2010, the company has invested $6.5 billion in industrial real estate across 30 states, with a current portfolio totaling approximately 58 million square feet.
