Brennan Investment Group Acquires Class A Industrial Property in Greenville-Spartanburg Market

Brennan Investment Group has acquired a 157,412-square-foot Class A industrial property in Piedmont, South Carolina, expanding its Carolinas portfolio. The property is located within the Greenville-Spartanburg market and provides potential value-add opportunities through strategic leasing and asset management.

Completed in 2023, the industrial facility is situated on approximately 11 acres within Exchange Logistics Park, positioned along the Anderson and Greenville County lines. Its proximity to Interstate 85 offers connectivity to the greater Greenville-Spartanburg market and access to a strong industrial and manufacturing labor pool in the Southeast.

The building includes features designed for modern industrial users, such as 32-foot clear heights, ESFR fire protection, LED high-bay lighting, a 135-foot truck court, and ample dock-high loading. Its shallow-bay configuration offers flexibility for diverse tenant needs.
