SWI Group has announced a new strategic partnership with Brookfield for its multifamily property portfolio in the United States. Varia US Properties AG, a Swiss investor that operates in the U.S. multifamily sector and is externally managed by Stoneweg, a company of SWI Group, has signed a definitive agreement with subsidiaries of Brookfield Asset Management. This agreement pertains to 13 of the 17 multifamily properties within Varia's U.S. portfolio, forming a new joint venture valued at $693.9 million.
The joint venture provides access to up to $200 million in equity capital for future acquisitions, allowing Varia US to expand its portfolio and shift the company towards higher-quality assets. Varia US plans to actively invest in the joint venture's assets to maximize their value before anticipated divestitures. Funds will be reinvested in higher-quality acquisitions, improving liquidity and financial flexibility while reducing capital requirements associated with older, more investment-heavy assets.
The 13 properties, comprising 4,112 units located in nine U.S. states, have been divided into two newly formed entities with a gross asset value of approximately $694 million. Four properties will remain exclusively owned and consolidated by Varia US.

Varia US Properties AG, based in Switzerland, exclusively invests in the U.S. multifamily market, focusing on secondary and tertiary markets characterized by strong demographic and employment growth. Founded in September 2015, Varia US Properties AG acquires, maintains, repositions, and manages multifamily properties to ensure stable rental income and long-term value growth for its investors.
